Create Homes Aberdeenshire have a range of one, two and three bedroomed mid-market rental properties within developments in Stonehaven, Westhill and Ellon.

Who is it For?

Mid Market Rent aims to help people who are working but may not have a priority for social housing and unable to afford to purchase or rent a property in the open market

Are our Properties Furnished?

All our properties will have carpets/vinyl and blinds/curtains throughout.  In addition, white goods, which include a washing machine, fridge freezer and cooker/hob will be provided at no extra charge.

 Will I be allowed to keep pets?

Pets are permitted in some of our properties. You must apply for permission to keep a pet.

Can I smoke?

Smoking is not permitted within any of our properties or in any of the communal areas.

What Tenancy Agreement will I have?

You will have a Private Residential Tenancy Agreement.

Will I have to pay a deposit?

A deposit of one month’s rent is required prior to taking entry.  This is a security deposit and will be retained to meet the costs of any damage caused to the property by the tenant or for any unpaid rent after the property has been vacated.  We will protect the deposit by transferring it to Safe Deposits Scotland

Will my deposit be returned?

At the end of the tenancy – agreement will be sought with the tenant on how the deposit should be allocated.  Safe Deposits Scotland will then repay the deposit in accordance with the agreement unless there is a dispute between the parties over the deposit allocated.

Who is responsible for maintaining the property?

Create Homes Aberdeenshire employs Aberdeenshire Council as our managing agent.  Officers will ensure that new tenants are settled into their properties and will explain the terms and conditions of the lease.  They will also monitor common areas such as gardens to ensure that they are kept up to standard.  Aberdeenshire Council’s repair service is second to none and there is a 24 hour contact centre should an emergency arise.  The contact number is 03456 08 12 03.
